What is a Home Inspection,
and why do I need one?
A home inspection is a visible inspection of the home from top to bottom. The primary purpose is to discover major and minor defects prior to closing. All homes will have minor defects that you must expect when purchasing an existing home. The purpose of the inspection is to eliminate any major surprises after you've closed on the home.
The inspection includes
but is not limited to:
Structure, foundation, chimneys, heating, cooling, insulation, ventilation, electrical, roofing, gutters, walls, floors, windows, ceilings, basement, attic, appliances, (if included in the sale) drainage, grading, safety items such as railings, smoke detectors, co2 detectors and more. The inspector will evaluate the condition and life expectancy of all systems.
A good home inspector is worth every penny when you compare it to the cost of the home you are buying.
SELLERS:
It is not a bad idea to have your home inspected prior to listing your house. A home inspector will point out all the defects that will come up when a buyer offers to purchase your home. By eliminating all or most defects you take away many of the negatives therefore you may get a higher purchase price or a quicker sale.
